Care home opens second floor months early after beating occupancy targets
An all-inclusive luxury care home in Warwickshire has exceeded its occupancy targets since opening in May last year.
Jubilee House, a member of the Berkley Care Group, has consistently exceeded its occupancy targets in each of the 14 months since it opened.
Its performance has enabled the care home to open its second floor four months ahead of schedule.
The home, which has 78 beds, exceeded its initial occupancy target by 40% and has seen an increase in occupancy month-on-month ever since.
By June 2023, the occupancy rates were 50% above target and, in July, the home surpassed its targets by 36.36%. This trend continued throughout the year, with Jubilee House meeting its goal of 33% occupancy four months ahead of schedule in November 2023, allowing the second floor to be opened.
Berkley Care Group said that the home’s success reflects both the high demand locally and the team’s hard work. Much of this success can be attributed to the efforts of the dedicated team, including senior customer relations manager, Ann-Marie Baker, who oversees both Jubilee House and the nearby Leycester House. The established reputation of Leycester House in the area was instrumental in supporting the initial growth of Jubilee House and sharing enquiries between the two homes greatly contributed to this success.
Prior to opening, a comprehensive pipeline of enquiries was established through marketing via digital channels, local promotions and community link-ups with health professionals, charities and community groups. This groundwork, led by Phillippa Cook, Jubilee House’s general manager, was crucial in building interest.
Paul Brady, operations manager, has supported Cook from the commissioning and pre-opening stages. The focus on long-term management, rather than a transient commissioning team, has been vital for sustained growth, Berkley said.
Upon opening, Jubilee House engaged with the local community and built links with GPs, district nurses, care agencies and charities. Moving in nine new residents within the first three weeks fostered a community atmosphere which the home has been able to build on.
Leycester House has also managed to maintain occupancy at around 90% and even reached 100% in December 2023. As of June 2024, Jubilee House continues to maintain high occupancy rates, surpassing targets by 16.13%.
