Borough Care acquires development site

Not-for-profit provider Borough Care has purchased a development site with consent for a 76-bedroom, home scheme on an approximately 2.8-acre care site situated close to Uttoxeter in Staffordshire.

Mercian Developments, which has delivered the scheme, identified the site’s potential for elderly care and submitted a full planning application for the construction of the care home and nine affordable homes, which was consented to earlier this year.

Construction of the care home should be completed in the second quarter of 2025.

Luke Brittain, land director at Mercian Developments, said: “We are absolutely delighted to have completed what has been an extremely challenging process due to the significant headwinds we’ve had to face in respect of both planning and the economy. Mercian had real confidence in the suitability of this site for the care sector and, thankfully, everyone’s perseverance has contributed to a successful conclusion. We are now excited to commence building what will be a fabulous new home for Borough Care and the surrounding communities.”

Chris Towers, managing director of Mercian Developments, addsed: “This was a great team effort in delivering this opportunity, which will bring a state-of-the-art care home for the residents of Uttoxeter, and we look forward to working with Borough Care assisting them with their expansion.

Dr Mark Ward, chief executive of Borough Care, commented: “Everyone at Borough Care is thrilled to finally get this project to the start line. It’s been a hugely challenging environment but through great partnerships and a bit of doggedness, we can finally begin to deliver our vision of modern, person-centred care, providing life in colour for the amazing communities in Uttoxeter and the surrounding areas.

“This will be our third new care facility in Staffordshire in the past few years and we know what a wonderful place it is to work. We continue exploring new opportunities with Mercian and a range of other partners, to continue our strategic and geographic growth.”

Business property advisor Christie & Co facilitated the sale

Jordan Rundle, director, healthcare development and investment at Christie & Co, said: “The scheme includes state-of-the-art energy efficiency upgrades to the specification resulting in strong sustainability credentials, and will provide a much-needed future-proof care accommodation for the growing elderly population in Uttoxeter.”

The property was transacted at an undisclosed price.
