Closed specialist care home sold to social impact investor

The freehold sale of the former Ivy Lodge care home in Bournemouth, Dorset has been completed to real estate investment group Grosvenor Hill Social Impact Group

Ivy Lodge

Previously operating as a learning disability home for seven residents, Ivy Lodge ceased trading in August 2021.

The now-vacant property comprises six en-suite bedrooms on the ground floor and one on the first floor, a large lounge and dining area, a secure safe residents’ garden, a large garden and a sizeable parking area to the front.

The home was previously owned by Acorn Lodge (Bournemouth) Ltd which decided to sell to concentrate on its other care businesses. Following a confidential sales process, Ivy Lodge has been sold to a real estate investment group, Grosvenor Hill – Social Impact Group.

Speaking on behalf of Acorn Lodge (Bournemouth) Ltd, company secretary, Martin Druce, said: “Due to increased workload, we took the tough decision to close this home and to concentrate our efforts on supporting residents in our other care home. We are delighted to have sold the property to Grosvenor Hill Social Impact Group and we wish them all the best with their new venture.”

On behalf of Grosvenor Hill – Social Impact Group, director, Dion Michael, commented: “The addition of Ivy Lodge to our UK-wide portfolio further demonstrates the commitment that we have to support this specialist sector and we look forward to working with all stakeholders to re-establish the property as a care home.”

Charles Phillips, director – healthcare at Christie & Co, who handled the sale, added: “Multiple offers from a wide range of applicants were obtained during the marketing of this property, and we were very pleased with the level of interest garnered. This goes to show that there is strong demand for all types and sizes of care homes throughout the south of England, be that trading or closed.”

Ivy Lodge was sold for an undisclosed price.
